Council President Friedson & the County Council will make a decision on how to proceed with AHS & they want to hear from you!

There's no ZTA (Zoning Text Amendment) or legislation before the County Council, yet! But a decision by the County Council on how to proceed with AHS will be determined toward the end of October, according to Councilmember Natali Fani-Gonzalez's, October 4th interview on the The Politics Hour show with Kojo Nnamdi.

All five listening sessions and one virtual listening session have been completed, if you weren’t able to attend or didn’t feel comfortable speaking in public, it’s not too late, the County Council wants to hear from you! For many Attainable Housing is complicated, so to make it easier to understand and engage your elected officials, we're going to breakdown the housing issues into weekly topics, that will be delivered via email to your District Councilmember and all four At-Large members, First topic for week one:

Montgomery County Planning & County Council:

Montgomery County needs 31,000 more housing unit by 2030. However, Plannings own data for September 2024 shows there's already 35,240 approved units in the pipeline that haven't been built. 

County Executive Marc Elrich: 

  • Montgomery County had already projected a buildout of approximately 31,000 units by 2030, based on the zoning capacity established in approved master plans. The County was assigned an additional target of 10,000 units. Of those, the municipalities of Rockville and Gaithersburg were each assigned 1,000 units.
  • In November 2019, the Council passed a resolution supporting the COG goal that 75% of new housing be in Activity Centers or near high-capacity transit. The Council also resolved to undertake efforts to analyze and find solutions for barriers to increasing housing production, particularly for housing affordable to low- and middle-income households. What we've learned from PHP and ECON Committee's September 16, 2024 Meeting:

That the data being used by Planning and the County Council to support the narrative of a housing crisis is incomplete and inaccurate, furthermore an accurate account of the number of housing units built will not be available for 12-18 months, according to Department of Permitting Services (DPS).

Midcounty Highway - M83

The Planning Board is hosting two community meetings in October to gather community feedback about whether to keep or remove these unbuilt sections of Midcounty Highway Extended from the MPOHT.

  • Monday, Oct 21: Virtual meeting from 6 to 8 p.m. RSVP for October 21 (required to receive meeting link).
  • Wednesday, Oct 23: Neelsville Middle School, 11700 Neelsville Church Rd, Germantown, MD from 6 to 8 p.m. RSVP for October 23.

The Planning Board will also hold a second MPOHT public hearing on November 14 at 6:30 p.m. to receive additional community testimony about the unbuilt sections of M-83. We encourage community members to sign up to testify live at the hearing either in-person or online via Microsoft Teams. Written comments can also be shared with the Planning Board via email by noon on Thursday, November 28, 2024. Written comments must reference the hearing date, the item, and a mailing address.
